What We Do
Regular visits to inspect the property and communicate with staff.

In more detail.
Visits.
We visit properties a minimum of once a week. This is to meet with the staff to discuss any activities, issues and ensure they have what they need.
We will also do a walk through to check on any general maintenance requirements.
A monthly report of visits will be sent by email, but anything that is more urgent we will contact directly.
We also visit our properties so it is magazine ready for guest arrivals, ensuring amenities are stocked, clean bedding and towels are provided, and that everything in general is in place as it should be.
Cleaning.
Cleanliness in Sri Lanka is a big issue, especially with the climate. If you are on the beach you will have a constant battle with the salt from the sea spray. If you are in the jungle you have to tackle the plants and creepers that try to reclaim your property. And wherever you are in the country there is dust, bugs (big and small), termites, monkeys, rodents, all of which can cause havoc to your property and your guests so this needs to be managed. We ensure staff are well versed and trained to keep on top of cleaning schedules so properties are well cared for.
Maintenance.
Small jobs that can be taken care of by the staff at the property are often overlooked, such as changing a broken lock or replacing a lightbulb. We make sure during our visits that things are working efficiently and rectify any issues.
For any maintenance outside the staff capability or anything that requires outsourcing, we will obtain quotes on our clients behalf and oversee contractors complete their work in a timely manner. This can be anything from air-conditioning servicing to repairing the roof.
Staff Training and Concierge.
With years of experience in customer service, we are well versed in how to give an exemplary service from beginning to end. We will give guidance and training to staff so that they can provide a high end service to the guest experience.
We like to meet and greet with guests during their stay and discuss their plans, talk them through how the property runs and what they can expect from the service. Also giving tips and advice on the local area and activities. Travelling in Asia can at times be confusing, or information lost in translation, so to have a little bit of local knowledge can go along way with the guest experience.
Admin.
We provide book keeping service to keep track of petty cash spends. We hold on file all receipts and provide a simple monthly update of cash flow.
We pay the staff their salary on our clients behalf and ensure the labour documents are handled correctly and local EPF and ETF contributions are paid on time.
Reservations & Social.
We provide guidance and support on OTA’s and other online platforms to grow online visibility and increase reservations.
We are also connected to many agents in Sri Lanka, UK & Europe, Singapore and Australia who regularly make enquiries for villas, and any property we work with we will actively promote.
We also add properties we work with to our website, and using our social media pages will include our properties in scheduled posts to help give exposure.
